How the combined and multi-month figures are calculated
Calendar groupings are fixed: Jan–Feb, Mar–Apr and so on for two-month views; Jan–Mar, Apr–Jun, Jul–Sep and Oct–Dec for three-month views; and Jan–Jun or Jul–Dec for six-month views. Incomplete blocks are not shown.
Homes sold are summed. Active listings are summed across selected counties for each month, then averaged across the block. Sale price is weighted by homes sold; market time is weighted by pending sales; and sale-to-list ratio is weighted by homes sold. These weighted indicators avoid treating a small county exactly like a much larger one, but they are not a true median calculated from individual transactions.
Months of supply divides average monthly inventory by average monthly sales. Year-over-year changes compare the selected calendar block with the same block one year earlier.
